Attention Lakefront Homeowners - if you are planning any Construction Projects or Repairs be sure to read the Lakefront Construction Guidelines below PRIOR to the start of any such project. You are required to comply with the Medford Township Tree Ordinance, the DEP, the Pinelands Commission, and any other governing body pertaining to your project. Then complete & submit the Lakefront Construction/Project Application and await approval from the board.
Lake Lowering will occur once or twice a year to provide an opportunity for homeowners to do their beach cleanups and dock maintenance. Reminder that any dock or bulkhead repair needs LPCC approval as well as any lakeside construction within 25' of the lake. Note: the LPCC board will notify Lakefront Homeowners each time it has received permission from the DEP to lower the lake. Keep in mind that our requested dates are not always honored by the DEP.
SPRING 2026 LAKE LOWERING: OCCURRED MARCH 15 - APRIL 1
Important Lakefront Documents
Please review these important documents prior to requesting lakefront construction. Construction requests should be submitted 60 days prior to any anticipated construction to allow for board review. Your request will be added to the upcoming board agenda. Please email all documents to president@lakepine.com.

REMINDER: DO NOT FEED THE WILDLIFE
Please do not feed the wildlife.
This includes deer, geese, and ducks and will help ensure our lake stays as clean as possible.
Medford Township defines "feeding" as giving, placing, exposing, depositing, distributing, or scattering any edible material with the intention of attracting or enticing wildlife. It does not include baiting fish or game for legal taking.
LAKE CONSTRUCTION/REPAIRS REMINDERS:
Medford Township will not grant permits without the LPCC Board's signature on the township's HOA courtesy form.
Once the LPCC has approved a project based on the information provided by the homeowner, any approval is contingent on the LPCC receiving copies of any required permits prior to the start of the project. If the scope of the project changes, the approval is void and the homeowner must resubmit for approval with the new project details.
It is the responsibility of the homeowner to be familiar with the guidelines, the LPCC Rules and Regulations, and any state or county requirements.
